The Difference Between Room Rentals and Shared Housing

For many people, it’s not immediately obvious what the differences are between simply renting a room and sharing in the full obligations of a house. 

Nearly all of the rentals we provide are single room rentals, and we do not put our tenants into shared housing arrangements. 

So, what’s the difference?

When you rent a room…

…You get a private lease for just the room


There’s no financial tie between you and the house rent. So, if a roommate leaves, you are not suddenly responsible for making up the full rent for the property.

…There are fewer/smaller common areas


This is by design. With our properties, rents are lower because the rooms make up more of the total square footage of the house. All houses have one or more shared kitchens, shared laundry, and 3-4 shared bathrooms. While some have a small sitting area, the houses are not conducive to parties, large gatherings, or social events. This keeps rents low and affords our tenants more privacy and comfort.

…You pay us, not your roommates


We take on the responsibility of paying the utilities and maintaining the property. You pay us a flat rate for utilities and rent, and then you forget about it. You don’t have to worry about fluctuations in energy or water usage, getting into arguments about who owes what, or how to resolve household spats. We take care of all of it.

When You Share a House…

…You’re locked into one master lease


This financially binds you to everyone else in the house, creating tension and confusion when things change. With a shared housing arrangement, you will abruptly become responsible for any increases in rent or utilities because of the actions (or inactions) of your roommates.

…You have chores, household obligations, and ‘democratized’ house rules


Disagree with the way the household is run? You better hope your opinion is shared by at least half of your roommates. Otherwise, you’ll be outvoted.

…Your deposit money is exposed to total-house risk


If you enter into a shared housing arrangement and put down a deposit, you’re suddenly liable for damages done to the house by anyone who lives there (including guests!). Conversely, the deposit money you pay for a rented room is only tied to that room and nothing else.
