Lease Information

Q. Is a lease required, if so what is the length required?
A. A lease is required. A standard lease length is one year although summer leases are occasionally available, call for details.

Q. Can a lease be broken and what is the cost?
A. Yes, a lease can be broken by giving thirty days written notice from the first of a month. In the first six months of the lease the early lease termination fee is Five Hundred Dollars ($500.00), in the second six months of the lease the early termination fee is Three Hundred Dollars. Additionally, the Six Hundred Dollar ($600.00) lease deposit is forfeited as well.

Utilities

Q. How are utilities paid for?
A. Utilities are charged on a guaranteed flat monthly basis of Eighty Dollars ($80.00) per person per month. This includes water, sewer, garbage, gas and electricity.

Q. Are the units wired for private internet?
A. Yes, all units are hard wired although many residents share internet wirelessly with other renters
and split the cost.

Q. I am required to put any utilities in my name?
A. No, all utilities remain in our name as the building owner.

Rental Requirements

Q. Do you perform a background check on potential renters?
A. Yes, a third party company performs background checks. Each application is handled on a case by case basis, if you have specific questions regarding your individual situation simply contact us directly.

Q. Do I need to be currently employed?
A. No, an applicant is not required to be currently employed but must have the resources to pay for rent.

Q. Do I need prior rental history?
A. No.

Q. Is there a deposit?
A. Yes, we charge a Six Hundred Dollar ($600.00) lease deposit which is refunded at the completion of the lease.
For the 8116 8th Ave. South property only, the lease deposit is Four Hundred Dollars ($400).

Q. What are the move in costs?
A. Typically, first month’s rent including utilities and the lease deposit are required to be paid when the lease is signed. Call with questions regarding payment plans, costs and requirements.

Tenant Referral Program

Q. Do you have a tenant referral program?

A. Yes, any present tenant of ours may earn a $300.00 cash reward for referring someone to us: This referral must pass a background check and be approved as a renter, once the lease is signed and the referred tenants pays all move in costs, you earn $300.00. This amount will be deducted off your rent and will not be paid in cash or check, only as a rent credit. There is a limit of two referrals that any one tenant can be paid for. Simply have the person put your name on their application as a referral. All you need to do is inform friends, family, co-workers or any one else you think would like an affordable place to live to log onto our web site and view our current vacancies. This reward is the same whether your referral rents a room or an apartment from us. House Rules

Q. Do you allow pets?
A. No.

Q. Can two people share a room?
A. No, the rooms are single occupant only.

Q. Do you allow smoking on the property?
A. No, smoking is not allowed even outside on the property as a safety measure.

Q. Do you allow parties or large gatherings?
A. No, in consideration for fellow renters we ask that all residents limit guests at the property at any one time.

General Questions

Q. Are the houses coed?
A. Yes.

Q. Are the bathrooms shared?
A. All buildings have shared bathrooms, a typical house has between 3 and 4 shared bathrooms, any renter may use any bathroom in the house.

Q. What are the kitchens equipped with?
A. Typically the shared kitchen will have a dishwasher, gas stove, two full size refrigerators, kitchen table, small appliances, cookware, dishes and cleaning supplies.

Q. Do the houses have laundry facilities?
A. Yes, all houses have coin operated laundry machines.

Q. Is the common area furnished?
A. Yes, if a house has a common area it is already furnished although most of our houses have minimal common areas beyond the shared kitchen, laundry and bathrooms.

Q. Are small refrigerators allowed in the units?
A. Yes, we provide a mini fridge in the rooms.

Q. Are microwaves or other types of cooking devices allowed in the units?
A. No, the units are not wired for high watt appliances and do not have exhaust fans or running water for proper clean up.
